Know where you are. Know what comes next.
Whether you are filling out a pre-screen, getting ready to move in, or already settled at home, this is the short version of how Parc & Portfolio works.
First, know which stage you are in
Parc & Portfolio may meet you before you move in or after you already live in the home. The screen you see should match that moment.
- A pre-screen is for people who are still interested in the home.
- A resident invitation means the property team has created your household or lease.
- If you already live there, you should move into the normal resident experience instead of repeating old prospect or move-in steps.
- Always sign in with the same email address that received your invitation.
If you are completing a pre-screen
The pre-screen helps the property team learn about the household. It is not an approval or denial.
- The Primary applicant may be asked to add the rest of the household.
- Other adults may receive their own invitation to finish their part.
- Depending on your role, you may be asked for a government ID or Social Security number.
- If an uploaded ID says it is still being checked, give it a moment. You should not need to keep uploading the same file.
- Children do not create accounts or complete their own pre-screen.
Why people in the same home may see different things
Your access follows your household role, so two people at the same address can correctly have different screens.
- Primary resident: lease, home, payments, and normal resident features.
- Co-tenant: lease, home, payments, and normal resident features.
- Authorized Occupant: household access, but no balances, payment history, Pay, or signed lease.
- Guarantor: more limited access based on what they need for the lease.
- Children do not receive accounts.
Your lease
If your role includes lease access, you can review the home and lease details and open the signed agreement once the uploaded copy is ready.
- The lease is signed outside Parc & Portfolio at launch.
- The signed copy comes from the agreement completed with your property team.
- Uploaded files are checked before they can be opened.
- Authorized Occupants do not receive the signed lease in the current access model.
House Guide
House Guide keeps the practical information your property team has shared for the home you currently live in.
- Open Home, choose View home details, then open House Guide from the active lease sections.
- It may include trash days, parking, building entry, laundry, emergency contacts, common-area details, or other everyday guidance.
- House Guide is read-only for residents.
- If a supporting file is still being checked, wait for that check to finish before opening it.
- The live property guide is available to current residents rather than historical-only tenancies.
Payments
If your role includes financial access, Pay shows the eligible charges for your home.
- Online payments at launch use debit card or bank account.
- Bank payments can take a little time to finish.
- If a bank payment still says it is processing, wait for the result rather than paying twice.
- If Pay is completely missing, your household role may not include financial access.
Maintenance requests
Use Requests for normal maintenance issues and give the property team enough detail to understand what is happening.
- Open a request from your active home.
- Describe the problem clearly and add the useful details up front.
- Follow the request for updates from the property team.
- When the issue is resolved, it stays in your history rather than disappearing.
- For an emergency, use local emergency services or the emergency instructions from your property team.
Your account and emails
Your account is where you can review how you sign in and choose which optional emails you want to receive.
- Use the same email address your property team used for your invitation.
- If the wrong email was used, ask the property team to correct the invitation rather than creating a second unrelated account.
- You can change optional email preferences from your account settings.
- Some important messages about your account, lease, payments, or access may still be sent when they are needed.
Before you contact support
A few quick checks solve many of the common ‘where did it go?’ moments.
- Make sure you signed in with the exact email that received the invitation.
- If another household member sees something you do not, compare your roles.
- If a file is still being checked, wait before uploading it again.
- If a bank payment is still processing, wait for it to finish rather than paying twice.
- If your lease is already active, do not try to recreate old move-in steps.
- When you contact support, tell us the property name, the page you were on, and what you expected to happen. Never send a full Social Security number, payment credentials, or a copy of your ID by email.
